The Vendor shall not use the hereditaments adjoining the hereditaments and premises hereby conveyed on the southerly side thereof for a distance of one hundred and seventy five yards from the southern boundary of the hereditaments and premises hereby conveyed or erect any buildings upon the said adjoining hereditaments or any part thereof which shall be used for any purpose which may in the fair and reasonable opinion of the Purchasers their heirs or assigns be a nuisance or injurious or detrimental to the hereditaments and premises hereby conveyed but this shall not preclude the Vendor from making bricks or tiles on the said hereditaments adjoining to the hereditaments and premises hereby conveyed so long as such making of bricks or tiles shall not become a nuisance at Common Law.
