What are the restrictive covenants on the property?                                                                                                  A Conveyance of the land hatched blue on the filed plan and other land dated 14 April 1932 made between (1) Sydney Smith and Others (Vendors) and (2) Thomas Hesmondhalgh Parker (Purchaser) contains the following covenants:- COVENANT by the Purchaser with the Vendors as follows (a) That the Vendors shall have the right to use for the drainage and sewerage of their adjacent property all drains and sewers now laid in or under such part or parts of Mersey Street aforesaid as were contained in the said plot of land thereby conveyed with power for them and their successors in title to enter upon the said property for the purpose of repairing and cleansing any such drains and sewers doing as little damage as possible to the property entered. (b) That any buildings erected on the said plot of land thereby conveyed should be of an elevation height and design and have the thresholds of such level as shall be previously approved of by the Vendor's Surveyor (c) That no backhouse stable cow house pig sty or slaughter house should be erected on the said plot of land or any part thereof and no building to be erected thereon should be used as a club public dancing room or convalescent home or shop nor for the sale or exposure for sale of ale beer wine or spirituous liquors to be consumed either on or off the premises nor for any purpose which might cause more smoke noxious vapour vibration or disagreeable smell than a private dwellinghouse or which may be considered by the vendors as inconvenient noisy noisome or detrimental to the neighbourhood and no buildings should be erected and finished as back to back houses nor should any cellar be inhabited as a separate dwellinghouse and no cellar holes steps or projections should extend into or encroach upon any footpath shewn on the said plan and all cellar holes should be guarded by iron bars even and at right angles with the building line and of not less than three quarters of an inch square nor placed more than two inches asunder (d) That he the Purchaser would pay a fair proportion of any expense incurred by the Vendors in keeping the said occupation road (so far as the same was co-extensive with the plot of land thereby conveyed) in good repair and condition such fair proportion to be determined by the said Surveyor or other the Agent for the time being of the Vendors. A Transfer of the land in this title dated 30 November 1989 made between (1) Anvilwood Limited and (2) Robert Collins and Mary Eileen Collins contains restrictive covenants. NOTE: Original filed.
