| What are the restrictive covenants on the property? | A Conveyance of the land in this title and other land dated 15 December 1915 made between (1) Elizabeth Clarke and (2) Arthur Knowles Davies (Purchaser) contains the following covenants:- "The Purchaser hereby covenants with the vendor his heirs and assigns in manner following that is to say That the Purchaser (after the expiration of the period of fifteen years hereinafter mentioned) shall not nor will build or place or cause or allow to be built or placed upon the plot of land hereby conveyed or upon any portion thereof any buildings or erections other than good and substantial dwellinghouses with good materials upon such plan and levels as shall correspond with the levels of the adjoining streets and each such dwellinghouse shall not be of less value than Fifteen pounds per annum And also that the buildings erected or to be erected on the said plot of land shall be at least twenty feet high from the threshold to the square and shall not comprise in such twenty feet more than two storeys and shall be at least eighteen feet in width in front and such buildings shall be finished with stone steps stone window sills and stone heads and every corner house shall have a hipped roof And that the Purchaser his heirs or assigns shall not nor will at any time hereafter make or open any window or doorway on the northerly or westerly sides of the said plot of land within twenty five feet of such side or sides And that no buildings erected or to be erected upon the said plot of land shall be used as a retail or wholesale shop nor as a public dancing room for the sale of ale beer wine porter or spirituous liquors for consumption either on or off the premises nor for any trade business or manufactory nor for any purpose which may produce or cause more smoke noxious vapours noise vibration or disagreeable smell than a private dwellinghouse or which may be considered by the Vendor her heirs or assigns to be inconvenient noisy noisome or detrimental to the neighbourhood And that no building shall be erected and finished as both back and front houses nor ever be converted into such and every house shall be for the accommodation of one family only and that no cellar shall be inhabited as a separate dwelling nor used for the purpose of weaving That no cellar holes steps or projections (if any) shall extend further into the footpath than one foot and the cellar holes shall be guarded by iron bars to be made even and at right angles with the footpath and to be not less than one quarter of an inch square nor more than two inches asunder And that all rain water not stored in cisterns shall be conveyed by a proper tile drain to the nearest sewer or drain available and that provision shall be made that no surface water sewage or other matter can or shall flow in on or over any adjoining land or on to any road."
