What are the restrictive covenants on the property?                                                                                                  A Transfer of Falklands Heroes Public House dated 30 November 1983 made between (1) Central Lancashire New Town Development Corporation and (2) Matthew Brown PLC contains the following covenants by the Vendor:- "THE Transferor HEREBY COVENANTS with the Transferee to observe and perform the covenants in the Fourth Schedule hereto THE FOURTH SCHEDULE The Transferor's Covenant 1. To indemnify the Transferee against all costs charges and expenses in any way relating to the construction and maintenance of the roads and lighting and drainage systems and sewers and ancillary pumping stations (if any) on the (excluding the property) until the same are taken over by the Local or other relevant authority. 2. To construct or to procure the construction of the roads and lighting and drainage systems thereof and the sewers and ancillary pumping stations (if any) on the Estate (excluding the property) so far as the same are incomplete at the date hereof and thereafter to maintain the same at its own expense until responsibility therefor is taken over by the Local or other relevant Authority. 3. So as to bind the remainder of the Estate not comprised in the property and each and every part thereof not while any obligation remains to be performed under the preceding covenant number 2 in this Schedule to dispose of any beneficial interest in any part of the Estate which is to or may be adopted without in each case ensuring that the person to whom such disposal is made enters into a covenant with the Transferor in the form of the covenant required by Special Conditions 2 and 3 hereof. 4. Not in any way to use the whole or any part of the remainder of the Estate nor to permit the same to be used for any noxious noisy or offensive trade business or occupation nor so as to cause a nuisance or annoyance to the Property or the occupier or owners thereof." The Transfer dated 6 September 2004 referred to above contains covenants and conditions.
