What are the restrictive covenants on the property?                                                                                                  A Conveyance of the land in this title and other land dated 6 June 1899 made between (1) Francis Frederick Grafton and others and (2) Susanna Smith contains the following covenants:- COVENANT by the said Susanna Smith with the said parties thereto of the first part that she would not build or allow to be built upon the said plot of land any house or houses or other building which would deteriorate or prove a nuisance to any of the surrounding property. A Conveyance of the land tinted blue on the filed plan and other land dated 22 December 1919 made between (1) Walter Illingworth and Henry Louis Hartley (Vendors) and (2) Fred Smith (Purchaser) contains the following covenants:- "the Purchaser hereby covenants with the Vendors their executors administrators and assigns that he the Purchaser his heirs and assigns ......................................................................... will not erect on the said plot of land any buildings other than private dwellinghouses detached or semi-detached with the usual outoffices thereto including garage or private stable and no such building or any part thereof shall be erected within eight feet of the boundary on the west side of the said plot of land hereby conveyed except with the previous consent of the Vendors or their Surveyor And will place no building nearer to the said road or street called "Draycombe Drive" in front of the said plot of land hereby conveyed that is indicated by the building line shewn on the said plan And will not commence any buildings upon the said plot of land until the plans of such buildings have been approved by the Vendors Surveyor And will not carry on or cause to be carried on or done upon the said plot of land any act or thing whatsoever which may be a nuisance or annoyance to the neighbours or the neighbourhood and no poultry or fowls shall be kept thereon" NOTE: The building line referred to is set back 20 feet from Draycombe Drive. A Conveyance of the land tinted pink on the filed plan and other land dated 15 July 1920 made between (1) Walter Illingworth and Henry Louis Hartley (Vendors) and (2) Fred Smith and Amy Smith (Purchasers) contains the following covenants:- "the Purchasers for themselves their heirs and assigns and to the intent and so as to bind not only themselves personally but also so far as practicable all persons claiming under them to the said plot of land hereby conveyed or any part thereof and to bind such land into whosoever hands the same may come hereby jointly and severally covenant with the Vendors to perform the covenants stipulations and conditions contained in the schedule hereto THE SCHEDULE before referred to 1. Not to build on the said plot of land within eight feet of the boundary of the land belonging to the Vendors on the East side thereof 2. Not to erect on the said plot of land any building other than private dwellinghouses detached or semi detached with the usual outoffices thereto including garage private stable or greenhouse 3. No building to be commenced upon the said plot of land until the plans of such building have been approved by the Vendors Surveyor 4. Not to carry on or permit to be carried on or done upon the said plot of land any act or thing whatsoever which may be a nuisance or annoyance to the neighbours or neighbourhood and no poultry or fowls shall be kept thereon"
