THAT the open space between the building line and the road as shewn on the said plan (except where used for bay windows steps or porticoes which shall not project more than 3 feet from the said plot of land) shall never hereafter be built upon without the consent in writing of the Vendors and no building other than a dwellinghouse and the outoffices thereto shall at any time hereafter be erected on the said plot of land without the like consent. Open spaces not less than 6 feet in width between the said dwellinghouse and the southeasterly boundary of the said plot of land shall never hereafter be built upon without the consent of the Vendors except where used for bay windows steps or porticoes which shall not project more than 3 feet 4. THAT no building to be erected on the said plot of land shall be used for any purpose which may cause any disagreeable smell or which may be noisy noisome or detrimental to the neighbourhood nor shall the same without the consent in writing of the Vendors be used for a shop or warehouse nor shall the sale of ale beer wine or spirituous liquors be carried on or permitted in any such building or in any manner upon the said plot of land without a like consent nor shall any poultry be kept on the said plot of land 5. THAT the purchaser shall not erect any boundary walls or fences or spite boards to exceed 5 feet in height without the consent in writing of the Vendors such height to be measured from the garden path immediately opposite the fence 6. THAT all buildings erected on the said plot of land shall be erected completed and finished in conformity with plans elevations and specifications to be submtited to and approved of in writing by the Vendors or their Surveyor. NOTE: The building line referred to in Clause 3 follows the line of existing buildings.
