A Conveyance of the land in this title dated 30 June 1926 made between (1) James Seddon and others (Vendors) (2) John Fenton and Nicholas Robert Fenton (Mortgagees) and (3) Christopher Sunderland and Emma Sunderland (Purchasers) contains the following covenants:- "THE Purchasers hereby covenant with the Vendors and also as a separate covenant with the Mortgagees that they the Purchasers and their successors in title will at all times hereafter duly observe perform fulfil abide by and keep the covenants and conditions set out in the Schedule hereunder written THE SCHEDULE hereinbefore referred to 1. No buildings to be erected upon the plot of land hereby conveyed shall be used for any other purpose than as a private dwellinghouse 2. Hoarding walls gable ends of buildings or fences of any kind upon or enclosing the said plot of land or any part of such land shall not be used for the posting of bills or as advertising stations nor shall such plot of or any part thereof be used for the purpose of erecting thereon an advertising board or bill posting station In case of any breach of these conditions the Vendors shall have the right at any time without notice to the owners or occupiers of the said plot of land to enter upon the said premises and to remove at the expense of the owners or occupiers any bills advertisements boards or posters displayed erected or exhibited in contravention thereof 3. No van on wheels or otherwise or any temporary building or structure shall be erected or continued on the plot of land hereby conveyed without the written consent of the Vendors or their Surveyor which shall be subject to such conditions as to value character time and otherwise as the Vendors shall think fit"
