A Conveyance of the land in this title dated 25 November 1924 made between (1) Alfred Fletcher (Vendor) and (2) James Heald and Elizabeth Ann Heald (Purchasers) contains the following covenants:- "The Purchasers for themselves their heirs and assigns hereby jointly and severally covenant with the Vendor that they the Purchasers and all persons deriving title under them will at all times hereafter duly observe and perform the conditions contained in the First Schedule hereto. ......................................................................... ON the land hereby conveyed no building shall be erected nor shall any exterior alterations be made to any building thereon without the previous approval in writing of the Vendor's Surveyor There shall not be carried on upon the said premises any trade business or manufactory which may produce more smoke noise or smell than a private dwellinghouse or be or be liable to become a nuisance or detrimental to the neighbourhood. 4. NO advertisement either by hoarding or otherwise shall be exhibited on any part of the said premises."
