The following are details of the covenants contained in the Conveyance dated 20 December 1852 referred to in the Charges Register:- "COVENANT by the said Thomas Clough with the said Company their successors and assigns that the elevation of all buildings to be erected upon the said plot of land thereinbefore described should be built to a plan to be approved of by the acting Engineer for the time being of the said company and further that the trade or business of a Licensed Victualler Beerhouse keeper or any trade occupier manufacture business or employment which might be noisome or offensive to the public or the neighbourhood should not be carried on or followed by any person or persons in or upon any building which might be erected upon the same plot of land and also that he the said Thomas Clough and his assigns should and would forthwith from time to time and at all times thereafter keep in repair the whole of the width of the said East Cliff Road and one half in width of the said Wises Road so far as the same roads respectively are coextensive with the said plot of land."
